A large home in a sprawling lifestyle block for sale right on the edge of Manukau City is being celebrated because it offers owner-occupiers or investors the best of both worlds.
The property at 160 Redoubt Road, Flat Bush consists of a home and five bedroom office set in over 8,000 square feet of raised land with mature trees, open space and excellent views to the north.
However, it’s right across from a suburban residential area where locations are typically only a fraction of the size – and about a five-minute drive from Manukau city center.

The land and buildings at 160 Redoubt Road, Flat Bush are now open for sale through Bayley’s Auckland Central on March 16, if not previously sold.
Mr. McGowan and his co-seller Alan Haydock said the approximately 8,094 square foot lot included an apartment / office of around 230 square feet.
“The one-story brick house was built around the 1950s. It has a tiled balcony that stretches across the north wall and offers excellent, sweeping views of Rangitoto Island, ”said McGowan.
Internally, the building comprises an entrance foyer, two lounges, a dining area, a kitchen, an office, five bedrooms, two bathrooms and a laundry.
“The structure consists of concrete / wood foundations, wooden floors, exterior cladding made of lacquered brick, window joinery made of aluminum and wood, interior cladding of plasterboard and a cement-tile roof,” said McGowan.
The kitchen and bathrooms contained a number of original fixtures and fittings, and a new owner would have the option of adding value through a general renovation of the property.
The presence of high voltage power lines would hurt some buyers, he said.
Mr McGowan said the property on Redoubt Road attracted strong interest early on from residential real estate investors, some of whom were also exploring additional income potential from the country. The website could also be suitable for owner-occupiers and value-added investors, he said.
The property for sale is located on the northeast corner of the intersection of Redoubt and Hilltop Streets and is divided into the Rural – Countryside Living Zone according to the Auckland Council unified plan.
Mr Haydock said this zoning provides rural living that is generally closer to urban Auckland or rural and coastal cities.
The building was previously used as a care facility by a nonprofit foundation, Haydock said.
Some commercial activities may also be possible provided that resource permit approval is obtained. Buyers could explore options like a garden center, veterinary clinic, animal breeding or catering facility, or storage facilities, he said.
Mr. Haydock said properties to the west of the Lifestyle Block – Residential Area – Mixed Housing Suburban – are family homes, typically valued between $ 1 million and $ 1.5 million. To the east were other lifestyle blocks that generally sold for $ 1.5 million to $ 4 million.
“Across from the property on Redoubt Road is the entrance to Totara Park, a large recreational area full of bush and farm walks and trails that leads into the Auckland Botanic Gardens,” said Haydock.
The property’s rural ambience belied its proximity to major city facilities and transport links. “About 1.5 miles to the west is Westfield Manukau City, Rainbow’s End, the Manukau Institute of Technology and the restaurants, bars and extensive commercial services of downtown Manukau,” said Haydock.
